What do I need to do to add a roommate?
The roommate needs to apply online. How to apply online? Go to Rentals > Property Listing, scroll to the last listing and choose Roommate Exchange Only and/or Co-Signer. This will also apply to adding a roommate.
Roommate Exchange
Are you switching roommates? Then you need to complete the Roommate Exchange Form. Click here to download. All details are listed on the form of what is needed. The fee is $150. New roommates must be approved through our application processing system. In order to apply online, go to Rentals > Property Listings and scroll to the last listing that says Roommate Exchange Only and/or Co-Signer. Please be aware that there is a 10-day time limit from the receipt of payment to complete the process. All applications and the signed lease addendum must be finalized within this period, or the process will be canceled.
Where do I find the mailbox key?
Go to the post office on Baxter Lane and bring your lease. They will provide a mailbox key for you.
How do I apply for a property?
Visit our Rentals page and click on the unit, then click Apply Online. Click here to see our rental listing page. What is listed on the website is our current listings available.
How do I submit an application as a Co-Signer?
Go to Rentals > Property Listings, scroll to the last listing and choose Roommate Exchange Only and/or Co-Signer. You can add the property and the person you are co-signing for in the application.
In addition, you will need to fill out the Co-Signer Agreement. Click here to download the agreement.
Is my application good for all properties or do I need to apply per property?
You only need one application. The application is transferrable to all of our units within 6 months of submitting your application. After 6 months, a new application will need to be submitted.
What are there requirements to rent?
*If you do not meet the income or credit score requirement, a co-signor will be required.
**Some properties do not allow co-signors. Please check the advertisement to confirm.
What are the insurance requirements?
We require tenants to secure renter’s insurance for their personal property as well as liability insurance with a limit between $100,000 or $300,000 for the rental property.
Hey, I’m moving out, what are the next steps?
Let us know by contacting us through your portal. We will send you a move out packet with details of what to expect. What we need from you is notice in writing at least 30 days in advance, final date of move out and a forwarding address for all tenants.
When will I receive my security deposit refund?
As per Landlord Tenant Law, if no deductions, we have 10 days to return your deposit in full, otherwise if there are deductions for any cleaning or repairs, the deposit will be returned within 30 days of move out.
